Better Home Photos is a Brooksville-based property photography business serving vacation-rental, Airbnb, Vrbo, MLS, and real estate clients across West Central Florida, Florida’s Nature Coast, and parts of North Central Florida.
John Fertic has photographed residential and vacation-rental properties since 2013. Every shoot is handled directly by John—from planning and on-site coverage through editing and delivery—so clients know who is showing up and what to expect.
The goal is straightforward: clean, accurate property photography that clearly shows the property, its layout, and the features that matter to guests, buyers, owners, agents, and managers.

Better Home Photos is a solo-operated local photography business. John handles each property directly rather than passing the job between a scheduler, photographer, editor, and account manager.
Properties are photographed as prepared, with coverage planned to give viewers a useful understanding of the space. The emphasis is on complete, realistic property coverage—not exaggerated rooms, artificial views, or images that hide important context.
Vacation Rental Photography
Coverage Built Around What Guests Need to See
Vacation-rental photography has a different job from standard MLS coverage. Guests need to understand how the property will work for their stay, including bedrooms, bathrooms, kitchen, gathering spaces, outdoor areas, entry and parking, pools, docks, and other important amenities.
A standard Better Home Photos vacation-rental shoot includes a minimum of 30 professionally edited images. Finished galleries are typically delivered digitally within 24–48 hours.
Images are finished with straight architectural lines, natural color, balanced exposure, and a clean, realistic look. FAA Part 107 aerial photography is available when appropriate and permitted.

Better Home Photos works with individual owners as well as vacation-rental managers, co-hosts, resort operators, and organizations overseeing multiple properties.
Photography can be coordinated across BHP’s 14-county primary service area, including rural and destination markets throughout West Central Florida, Florida’s Nature Coast, and parts of North Central Florida. As new properties are added or existing listings need updated photography, the same straightforward workflow can be used for access, coverage, editing, delivery, and agreed usage rights.

Before every shoot, the property details, scope, and access are confirmed in advance. The goal is to arrive ready and spend the appointment photographing the property rather than working out basic logistics on-site.

Property Photography for Active MLS Listings
Better Home Photos also provides residential property photography for MLS listings, real estate agents, homeowners, and sellers. MLS coverage includes up to 35 finished images, with clean interior and exterior photography planned around the property and agreed scope.
Aerial photography is available when appropriate and permitted, and Zillow 3D remains available for MLS work when it fits the listing.

Better Home Photos’ primary service and marketing area includes Alachua, Citrus, Columbia, Dixie, Gilchrist, Hernando, Lafayette, Levy, Madison, Marion, Pasco, Sumter, Suwannee, and Taylor counties.
That primary area is not an absolute operational boundary. Larger, multi-property, or otherwise worthwhile projects outside those counties can be evaluated case by case based on location, timing, travel, and scope.
