A Local Property Photographer Who Shows Up Prepared and Delivers on Time
Better Home Photos is a Brooksville-based property photography business serving vacation rental, Airbnb, Vrbo, MLS, and real estate clients across Florida’s Nature Coast.
John Fertic has photographed residential and vacation-rental properties since 2013. Every shoot is handled directly by John—from planning and on-site coverage through editing and delivery—so clients know who is showing up and what to expect.
The goal is simple: create clean, accurate property photography that helps owners, hosts, agents, and managers clearly present the property, its layout, and the features that matter most to the people considering it.

Vacation Rental Photography for Airbnb & Vrbo Owners
Vacation rental photography is different from standard MLS coverage because guests need to understand how the property will actually work for their stay.
That means coverage needs to include the things guests actually make decisions on: bedrooms, bathrooms, kitchen, gathering spaces, outdoor areas, pool or dock access, parking, entry, and any amenity that affects the stay.
A standard Better Home Photos vacation rental shoot includes a minimum of 30 professionally edited images, with a private digital gallery typically delivered within 24–48 hours.
Images are finished with straight architectural lines, natural color, balanced exposure, and a clean, realistic look. FAA Part 107 aerial coverage is available when appropriate and permitted.
Real Estate & MLS Photography
Better Home Photos also provides professional property photography for MLS listings, real estate agents, homeowners, and other residential-property marketing needs.
Coverage is planned around the property and agreed scope, with clean interior and exterior images, optional aerial photography, and practical turnaround for active listings.
Serving 14 Florida Counties
Better Home Photos serves Alachua, Citrus, Columbia, Dixie, Gilchrist, Hernando, Lafayette, Levy, Madison, Marion, Pasco, Sumter, Suwannee, and Taylor counties.
If your property is near the edge of the service area, call or text with the property address and we can confirm coverage.
