What is included in a vacation rental photography shoot?
A standard Better Home Photos vacation rental shoot includes a minimum of 30 professionally edited images.
Coverage is planned around the size, layout, amenities, and features of the property. That normally includes the main interior spaces, exterior views, arrival and parking areas, outdoor spaces, and the guest-use features that help someone understand the property before booking.
Better Home Photos focuses on straight architectural lines, natural color, balanced exposure, and a clean, realistic finish. The goal is complete, useful coverage of the property rather than filling the final gallery with unnecessary duplicate angles.

What parts of the property do you photograph?
Vacation rental photography is built around the spaces and features guests are likely to care about. That can include bedrooms, bathrooms, kitchen and dining areas, living and gathering spaces, entry and arrival views, exterior areas, porches, patios, decks, pools, spas, docks, firepits, parking, and other guest-use amenities.
A smaller property may require fewer viewpoints than a larger home with several bedrooms, outdoor areas, and amenities, but a standard vacation rental shoot still delivers at least 30 finished images.
How is vacation rental photography different from MLS photography?
Both need to represent a property clearly, but vacation rental photography places more emphasis on the guest experience.
A guest may want to understand how the living spaces connect, where everyone can gather, the sleeping arrangements, kitchen and bathroom setup, parking, outdoor spaces, and what amenities are available. That is why a vacation rental shoot is planned around how someone will actually use and experience the property rather than simply documenting each room.
Does the property need to be vacant during the shoot?
For the best results, the vacation rental should be vacant and photo-ready when photography begins. Guest belongings, cleaning supplies, personal items, and unnecessary clutter should be removed beforehand.
If you have an unusual access or occupancy situation, call John before the appointment so we can determine the best way to handle it.
Does the owner need to be present?
No. The property owner does not normally need to be present when secure access has been arranged in advance. Keyless entry or a lockbox can usually be used when the access information has been provided ahead of time.
If your property has a different access arrangement, mention it when scheduling and we can work out the easiest option.
How should I prepare my vacation rental before photography?
The property should be cleaned, staged, decluttered, and photo-ready before the scheduled appointment. Better Home Photos provides photography rather than cleaning or staging.
- Clear kitchen and bathroom counters
- Make beds and straighten pillows
- Remove personal belongings and cleaning supplies
- Turn off ceiling fans
- Make sure lights are working
- Open blinds or curtains where appropriate
- Arrange patios and outdoor furniture
- Prepare pools, spas, firepits, game areas, and other guest amenities
- Put pets away
- Move vehicles from important exterior views when practical

Can you photograph community amenities?
Yes, community amenities can often be included when they are an important part of the guest experience.
The property owner is responsible for coordinating access and making sure the area is available, vacant of residents and guests, and photo-ready at the scheduled time.
That may include community pools, clubhouses, docks, beaches, recreation areas, pickleball or tennis courts, activity centers, and other shared facilities.
Better Home Photos does not control access to those facilities, so gate access, passes, staff coordination, permissions, and other arrangements must be handled by the property owner in advance. If you want community amenities included, let John know when scheduling so they can be planned into the shoot.
Do you offer aerial or drone photography?
Yes. Better Home Photos offers optional aerial photography when it helps show the property, its setting, outdoor areas, waterfront, acreage, or surrounding context.
Aerial photography can be especially useful for waterfront properties, larger lots, docks, pools, rural properties, and homes where the setting is difficult to understand from ground level.
Better Home Photos is FAA Part 107 certified. Aerial photography is always subject to weather, airspace restrictions, and safe operating conditions.
What happens if the weather is cloudy or overcast?
Florida weather can change quickly. If conditions are cloudy or overcast but it is not raining, the property owner generally has two choices: proceed with the complete shoot under the existing conditions or reschedule the entire shoot for a fair-weather day.
Better Home Photos does not normally split a property shoot between separate weather days.
If the owner chooses to proceed under cloudy or overcast conditions, the photographs still receive the normal editing included with the shoot. Any later request for advanced re-editing to change or correct the weather conditions—such as replacing cloudy skies with blue skies—is outside the standard shoot and is billed at $25 per image, depending on difficulty and feasibility.

What happens if it is raining?
Rain can prevent useful exterior and aerial photography. When rain prevents the property from being photographed properly, the normal approach is to reschedule the complete shoot rather than photograph the interiors on one day and return later for exteriors.
What editing is included with the photography?
Standard professional editing is included with every Better Home Photos shoot. That covers the normal work required to produce a clean and consistent property gallery, including color, exposure, perspective, and general image finishing.
Advanced re-editing is outside the standard scope. Examples include sky replacement, clutter or object removal, lawn or landscaping repair, significant property corrections, and other substantial image manipulation.
Advanced re-edits are $25 per image, depending on difficulty and feasibility. If you have a specific correction in mind, ask John and he can let you know whether it is practical.
Can Photoshop or AI fix problems instead of doing a new shoot?
Editing can improve a strong photograph, but it cannot replace missing room coverage, poor property preparation, or the on-site judgment needed to photograph a property properly.
AI and advanced editing may help with a specific correction, but they cannot replace missing coverage, layout clarity, or a properly planned new shoot. If you already have photos and are unsure whether they can be improved or whether the property should be photographed again, send John a few examples and ask.
Should I update my photos after changing the property?
Usually, yes. If furniture, decor, amenities, renovations, outdoor spaces, or other important parts of the property have changed, the listing photography should reflect what guests will actually find when they arrive.
If only one area changed, call John and we can discuss whether the property needs a complete new shoot or whether a smaller update makes more sense.
How long does a vacation rental photography shoot take?
Shoot duration depends on the size and complexity of the property and the requested coverage.
A one-bedroom, one-bath vacation rental naturally takes less time to photograph than a larger three-bedroom, two-bath home. Larger properties, extensive outdoor spaces, multiple amenities, community features, or aerial coverage can require more time.
Rather than assigning every property the same fixed time limit, Better Home Photos plans the shoot around the property and the agreed scope. If your property is unusually large or has several amenities you want included, mention them when scheduling so enough time can be planned.
How quickly will I receive the finished photos?
Finished galleries are typically delivered within 24–48 hours after the completed shoot.
How are the photos delivered?
Finished images are delivered digitally through a private online gallery or secure cloud-based delivery system.
Can I use the photos on Airbnb, Vrbo, and my own website?
Yes. Your usage rights can include normal property marketing through Airbnb, Vrbo, direct-booking websites, your own property website, MLS, social media, and other agreed property-marketing uses.
Better Home Photos retains copyright to the images unless a separate written agreement states otherwise. If another agent, owner, management company, or third party wants to reuse the images later, they should contact John because a separate license may be required.
Can I reuse photos that were created for a management company?
No. Better Home Photos does not reuse management-company photos for new independent marketing because those images may be subject to copyright and usage restrictions.
There is also a practical reason to create a new set: older management-company photographs may not match the current Better Home Photos photography style, coverage, or editing standards.
If you are leaving a management company, moving to self-management, or creating your own Airbnb, Vrbo, or direct-booking presence, Better Home Photos can create a fresh photo set with usage rights established under your new agreement.
What areas does Better Home Photos serve?
Better Home Photos is based in Brooksville and serves vacation rental properties across Florida’s Nature Coast, West Central Florida, and parts of North Central Florida.
The current service area includes Alachua, Citrus, Columbia, Dixie, Gilchrist, Hernando, Lafayette, Levy, Madison, Marion, Pasco, Sumter, Suwannee, and Taylor counties.

What information do you need when I request a quote?
The most useful information is the property location, property type, approximate size or bedroom/bathroom count, how the images will be used, whether interior and exterior photography are needed, important amenities, preferred shoot date, access information, and whether aerial photography is requested.
