This is a real Better Home Photos client story about one Florida vacation rental owner who decided to manage Airbnb himself after realizing that a management-company model was not the right fit for how he wanted to run his properties.
We will call him Carlos, which is the name he has agreed we can use publicly. Better Home Photos first photographed one of his vacation rentals while it was managed through Evolve. When he added a second property, we photographed that one too. Over time, Carlos decided he wanted more direct control over the listings, guest communication, marketing, and day-to-day decisions.
Self-management was not a shortcut. It meant taking responsibility for more of the business. But for Carlos, that tradeoff fit the way he wanted to operate.
When the Management Model Wasn’t the Right Fit
Evolve was the management solution Carlos started with, but over time it was not the right fit for his business model. He did not feel the arrangement gave him the level of direct control he wanted over how the properties were presented and operated, so he chose to move to self-management.
That decision did not guarantee better results. It simply meant the responsibility moved back to the owner. Pricing, guest communication, property preparation, maintenance, marketing, listing updates, and the overall guest experience all became things Carlos had to manage directly or coordinate himself.
For some owners, that workload is exactly why a management company makes sense. For others, direct control is worth the additional work. The important point is that the management model has to fit the owner and the property.
Fresh Photography for a Self-Managed Business
After Carlos moved away from the management arrangement, Better Home Photos went back and photographed both vacation rentals again. That gave him a current, consistent set of property images created for his own marketing use.
For an owner taking control of an Airbnb or Vrbo listing, fresh photography can be part of the transition. It gives the owner a gallery that reflects the current property, current amenities, and the way the property is being marketed now rather than relying on images created under an earlier management arrangement.
Photography was only one part of what Carlos changed. The larger shift was that he became directly responsible for how the properties were operated and presented.
“Most people think the listing is the business. It’s not. The guest experience is the business.” — Carlos
What Self-Management Actually Required
The useful part of Carlos’s story is not simply that he left a management company. It is what happened after he took control.
He paid attention to overhead, stayed involved in the presentation of the properties, handled decisions quickly, and treated the guest experience as an operating responsibility rather than something a listing platform would solve for him. Self-management gave him control, but it also made him accountable for the details.
That distinction matters for owners considering the same move. Managing an Airbnb yourself can work, but it is still a business. The owner has to be willing to manage the property, communication, pricing, maintenance, marketing, and guest experience consistently.

Then Carlos Expanded Into a Clermont Wedding Venue
After doing well with his self-managed vacation rentals, Carlos expanded into a much larger hospitality project: a high-end wedding venue property in Clermont, Florida.
Better Home Photos photographed that property too. One of the most memorable shoots happened because the venue was not ready at the originally planned time. The lighting and event setup were still being finished, and the property did not yet look the way Carlos wanted prospective couples to experience it.
Instead of photographing an unfinished setup, we waited. The shoot finally happened around 11 PM, once the lighting, reception areas, and outdoor atmosphere were ready to photograph.
That night was a good example of what self-management looked like for Carlos in practice. The property did not become successful because he simply listed it online. He was involved in the preparation, presentation, timing, and details that shaped the customer experience.

The Booking Numbers Were Real
Carlos later shared booking-calendar screenshots showing how strongly the wedding venue had been received. The numbers included:
- 50 weddings booked within the first month
- 9 weddings booked in a single day
- At the time he shared the calendar, only 9 weekends remained available for 2026
Those results are part of Carlos’s real business story, but they should not be read as a promise that self-management or professional photography will produce the same outcome for another property. His results came from the operation as a whole: pricing, direct management, guest communication, property preparation, marketing, presentation, and consistent execution.
Professional photography was one part of that broader presentation. It helped document the property and guest experience clearly, but it was not the sole cause of the bookings.

What Other Vacation Rental Owners Can Take From Carlos’s Story
- The management model has to fit the owner. A management company can be useful, but it is not automatically the right choice for every property or every owner.
- Self-management means real responsibility. Direct control also means handling or coordinating pricing, communication, maintenance, preparation, marketing, and guest experience.
- Current marketing assets matter. Owners taking over their own listings should make sure they have current property photography and the appropriate rights to use those images in their own marketing.
- Guest experience is bigger than the listing. The property has to work operationally, not just look good online.
- Results come from the whole business. Photography, pricing, operations, communication, property condition, and execution all work together.

Thinking About Managing Your Airbnb Yourself?
Going solo is not automatically the right answer, but Carlos’s experience shows that it can be a viable option for owners who want more direct control and are willing to take on the work that comes with it.
